From concept development to the final product, we provide thorough guidance throughout the design process to ensure that your vision comes to life.

At Verus, we specialize in several facets of residential design including renovations, additions, infill homes and subdivisions. Our team has substantial experience designing for commercial unit finishes, fit-ups and leasehold. We also offer preapproved residential accessory structured plans for purchase.

Initial Client Consultation

For the initial consultation, we meet with the client to determine if we are a good fit for the project and can provide the desired design aesthetic. We also review the standard operating procedure by revisiting current and past projects. To get a feel of the current project, we visit the location and use all preliminary research to determine a target budget for the overall project.

Engagement of Services

We draft a contractual document to be reviewed and signed.

Information Gathering & Documentation

We discuss client requests and outcomes to thoroughly understand the requirements of the project and make a list of desired features and amenities. Then, we hold a site visit where we review existing conditions, and take notes, as-built measurements and photographs.

Once complete, we provide the client with a set of as-built plans for their records. A surveyor is typically engaged if the client does not have a current survey. Finally, we conduct a review of all city zoning by-laws and applicable law.

Schematic Design & Feasibility

Using the information gathered, we discuss with the client to generate preliminary designs. A conceptual design, site analysis and study will be prepared along with a creation of workflow schedule to outline project deadlines.

Initial Concept Presentation

We present the client with preliminary design options including a site plan, floor plans and a front elevation. The client will then choose the design they want to move forward with.

Design Development

To ensure the design development flows seamlessly, we schedule several design meetings with the client to refine the design concept chosen with additional details and methods. We also discuss the materials most suitable for the project.

Client Review & Approval

Review client-approved design to progress to the next step.

Permit / Construction Documentation

This is where we enter the drawing phase, in which all the structural and technical details are added to the design. We collaborate with various consultants and discuss specifications for materials, fixtures, appliances, assembly details and relevant code information to incorporate into the drawings. Recommendations from trades, suppliers and manufacturers will be included in the drawing set. The client will continue to make decisions at a more specific level of detail.

Permit Acquisition

At this stage, the drawing package is completed and submitted for permit. We then communicate with city staff to ensure review progress and ask questions. Finally, construction of the project will commence and once the permit has been issued, we will work closely with both the client and the builder to assist as needed and confirm that all details are executed as intended.

Selection of Contractor

Our team will prepare a tender package, interview contractors, review contractor bids and select the contractor.

Construction Administration

The client will have a discussion with the designer to answer questions, handle clarifications and administer revisions if necessary. This way, the interests of the homeowner and the integrity of the design are protected. We will also review all invoices, overall costs and scheduling.
